We evaluate each project on an individual basis to fully understand the unique requirements of the project and our clients.
Throughout this process, we collaborate closely with the project team and clients to review various project parameters. Below is a high-level summary of our deliverables and contributions at each stage of the project:
PRE-CONSTRUCTION STAGES
STAGE 1
Participating in discussions about your intended project at an early stage is crucial. The sooner we can offer cost advice, the greater the opportunity we have to make meaningful contributions to the design and decision-making process. During Stage 1, we typically review the high-level information provided by the designers and provide feedback on the proposed area schedules (i.e., the size of the proposed structures), as well as the selection of building materials and finishes.
STAGE 2
Once a high-level design or outline of the project has been established, the first step in the process is to set a budget and assess it against both the project’s scope and the client’s expectations. This typically takes the form of an elemental estimate, which is a document that provides a detailed cost breakdown of what is currently envisioned for.
STAGE 3
During this stage, we work with the project team’s designers to update and value engineer the budget, ensuring it aligns with your expectations before any procurement activities are initiated.
STAGE 4
Once the Stage 3 budget has been agreed upon and approved, we begin preparing the procurement documentation (Tender Documents) and manage the entire tender and appointment process. During the tender stage, the main contractor and any necessary subcontractors are procured. Once the tender process is complete, we draft the contract document for signature by all parties involved.
CONSTRUCTION STAGES
STAGE 5
Our role during the construction process is to manage the contract budget and review any changes made to the design throughout the construction phase. Part of our responsibilities includes assessing the work on-site on a monthly basis and producing a valuation for payment to the contractor(s).
Additionally, we provide a monthly cost report and budget report to reflect the financial status of the project. All subcontractor procurement is also carried out during this phase.
STAGE 6
This involves finalising the overall account with the main contractor and the relevant subcontractors. This process usually occurs concurrently with Stage 5, and we strive to have the final costs prepared by the time of practical completion.
